Find Issues Before Listing To Maximize Sale Price & Avoid Surprises
At Paradise Inspections LLC, no detail is too small. Our inspections are meticulous and methodical, covering structural components, roofing, electrical systems, plumbing, HVAC equipment, visible moisture conditions, attic areas, exterior components, interior rooms, windows, doors, appliances, and more. We look beyond surface finishes to identify defects, safety concerns, and hidden issues that may affect the home’s value, function, or long-term cost. In fact, our inspector has uncovered termites, roof leaks, and plumbing issues that other inspectors missed, saving buyers thousands and helping them make smarter investments.
Our inspector is not only licensed and certified, but brings years of hands-on experience in inspections, construction, and real estate. That background helps us recognize when something looks wrong, even when the issue is subtle. We know how roof damage, poor drainage, aging systems, moisture intrusion, structural movement, and improper repairs can affect a home over time. That expertise allows us to spot red flags that less experienced professionals may overlook, giving clients a critical advantage during negotiations.
You don’t have to wait for answers. We deliver clear, photo-rich inspection reports the same day as your inspection whenever possible. Each report explains visible defects, safety concerns, maintenance items, and recommended next steps in plain language. You can use the report to request repairs, plan improvements, compare costs, or make a more confident decision before closing. Whether you’re buying, selling, or planning repairs, you get information you can actually use.
At Paradise Inspections LLC, we prioritize transparency, education, and support. Our inspector is available to answer questions before, during, and after the inspection, so you understand what was found and why it matters. We take time to explain conditions clearly without exaggeration or scare tactics. While we may not be the cheapest, our value far exceeds the price through service, reliability, experience, and detailed results. We’re proud to serve Port Charlotte and the surrounding Southwest Florida area with inspections built around clarity and trust.
3-Step Process
Quote & Schedule
Using our quote tool, you can review pricing for your inspection services and request the inspection date that works best for you. After you submit your request, our team will reach out to confirm the property details, selected services, appointment availability, and next steps. This helps you understand the cost upfront and avoid last-minute confusion during an already stressful real estate process.
Perform Inspection
Before your inspection, you must agree to the terms and conditions outlined in the inspection agreement emailed to you. That email will also include your quote for payment and your inspection date and time confirmation. We arrive at the scheduled time and inspect accessible systems and components, including roofing, exterior areas, structure, electrical, plumbing, HVAC, interior spaces, attic areas, and visible moisture concerns. Photos are taken throughout the inspection to document findings clearly in your report.
Inspection Report
Once the inspection has been completed, we immediately begin preparing your inspection report. Your report includes photos, descriptions, observations, and clear notes about defects, safety concerns, and recommended follow-up. We guarantee you will have your report within 24 business hours, but in most cases we deliver it the same day. That gives you time to review findings, ask questions, and make informed decisions before important deadlines.
Pre-Listing Inspections
Sellers who skip a pre-listing inspection are gambling. If the buyer’s inspector finds something major, such as a bad roof, outdated wiring, plumbing defects, HVAC concerns, moisture intrusion, or structural movement, you’re either renegotiating under pressure or watching the deal fall apart. Getting your own inspection first means you know what’s there before buyers use it against you. You can fix issues on your timeline, gather repair estimates, disclose known conditions properly, and avoid ugly surprises when it counts most.
You control the timeline. Fix what matters, price accordingly, and hand the buyer an inspection report upfront. A pre-listing inspection can also help your agent market the home with more confidence because major concerns have already been identified. That kind of transparency builds trust, reduces buyer hesitation, and keeps deals from falling apart at the finish line. It also helps you separate real problems from small maintenance items before negotiations get emotional.
Why Choose Paradise Inspections for Pre-Listing Inspections?
Thorough Inspections
We are InterNACHI certified home inspectors. Our home inspections are thorough, covering the roof, exterior, foundation, structure, attic, electrical, plumbing, HVAC, interiors, appliances, windows, doors, drainage, and visible moisture concerns. For sellers, that level of detail helps uncover issues before they become negotiation problems. You get a clearer picture of the home’s condition before buyers, agents, and lenders start asking hard questions.
Licensed & Insured
We are experienced professionals and hold the proper licensing and insurance. That matters when you need a report buyers, agents, contractors, and insurance companies can take seriously. Our licensing reflects the standards required for professional home inspections in Florida, and our insurance adds another layer of confidence for clients who want the job handled correctly.

Clear Reporting
Our inspection reports are accurate, clear, and easy to understand. We document findings with photos, plain-language explanations, and practical notes that help homeowners decide what to repair, disclose, monitor, or review with a contractor. For pre-listing inspections, that clarity helps you prepare the home before showings, reduce buyer objections, and support a smoother closing process.
Why should I get a pre-listing inspection?
Because deals die in due diligence. If a buyer’s inspector finds a problem you didn’t know about, you lose negotiating control entirely. A pre-listing inspection puts you back in the driver’s seat by showing you the home’s condition before buyers start making demands. You can correct major issues, disclose known concerns, price the home with better accuracy, and reduce the risk of last-minute surprises.
It also makes the selling process cleaner. Buyers feel more confident when they see that you inspected the home before listing. Agents can answer questions with better information, and contractors can address repairs before closing pressure kicks in. Instead of reacting to problems after an offer, you can prepare ahead of time and protect the deal from unnecessary chaos.
